POSITION SUMMARY: Amherst Innovative Living, LLC is a Massachusetts-based firm specializing in managing the finest living communities in the area. With six operational communities, Amherst Innovative Living leads the market in offering unparalleled customer service and living experiences. We are seeking a full-time, hard-working, proactive, and reliable Maintenance Technician who will assist with the completion of daily service requests, routine, and preventative maintenance for a growing portfolio of apartments. The incumbent will be responsible for performing maintenance and repair of mechanical, electrical, and other physical structures in accordance with SOPs (standard operating procedures) and safety policies. The goal is to ensure that facilities are always in excellent and safe condition. Our communities offer a one-of-a-kind living experience and applicants should be prepared to demonstrate excellent customer service skills as well as display behaviors that will encourage residents to "Love where they live". The incumbent works under the close direction of senior personnel in the functional area and reports to the Maintenance Supervisor.

*Interested applicants should be available to begin work immediately and able to work during the company's turnover periods which occur during May, June, August, and September of each year.

ESSENTIAL DUTIES & RESPONSIBILITIES:

The job duties listed below are representative of the essential job functions and are not exclusive. Duties, responsibilities, and activities may change, or new ones may be assigned with or without prior notice.

  • Prepares apartments for move-in of new residents

  • Performs repairs in apartments following the move-out of residents

  • Completes service requests in a timely fashion

  • Completes preventative maintenance on various systems and equipment throughout the buildings

  • Orders materials necessary for projects and completing service requests

  • Organizes and keeps inventory of furniture, maintenance tools, and equipment

  • Paints structures, drywall, and plaster

  • Performs masonry work

  • Repairs plumbing fixtures and woodwork

  • Maintains and installs electrical systems and fixtures

  • Measures, cuts, bends, threads, assembles, and installs electrical conduit

  • Uses hand and power tools

  • Works with other maintenance staff on community improvement projects

  • Ensures tools and equipment are maintained and repaired

  • Assists higher-level technicians

  • Communicates effectively with management and residents about service requests

  • Uses preferred software to keep track of assigned and completed tasks

  • Maintains the curb appeal and overall maintenance of each community

  • Adheres to quality standards and health and safety regulations

  • Provides excellent customer service to our residents

OTHER DUTIES:

  • Performs other duties and responsibilities as assigned by your supervisor

COMPUTER EQUIPMENT & SOFTWARE SKILL REQUIREMENTS:

Proficiency with Google Workspace, Slack, (experience with Entrata is preferred)

MINIMUM REQUIRED QUALIFICATIONS & EXPERIENCE:

Education: A high school diploma or general equivalency diploma (GED) is required. A degree from a vocational school is preferred.

Experience: At least one year of proven experience in a Maintenance Technician, Apprenticeship, or similar role.

Professional Certifications: (e.g., CMRP or HVAC certified) are preferred.

ADDITIONAL REQUIREMENTS:

  • Maintain a valid Driver’s License and reliable transportation

  • Have experience in either multi-family housing or the hospitality industry

  • Be available to assist with after-hours emergencies

  • Be willing and open to learning about our communities and company

  • Excellent communication and interpersonal skills

  • Be able to multitask and manage competing priorities

PHYSICAL DEMANDS:

The physical demands described represent those that must be met to successfully perform the essential functions of this job. On occasion, it may be necessary to do the following:

  • Lift, carry, or manipulate a minimum of 50 lbs., unassisted

  • Travel between company locations throughout the local area

  • Stand, walk, drive, sit, stoop, reach, bend, stretch and climb stairs during the entirety of the scheduled shift

  • Operate a computer and have specific vision abilities, including close and distance vision, and the ability to adjust visuals while working with a computer and other business equipment
