Supervisor

We are seeking a full-time, proactive Maintenance Supervisor who will lead and train a team of Maintenance Technicians and Janitor and Groundskeepers with the completion of daily service requests and routine and preventative cleaning and maintenance for a growing portfolio of apartments. The incumbent will be responsible for organizing work schedules, securing vendors, maintaining inventory, and ensuring that the maintenance and repair of mechanical, electrical, and other physical structures are in accordance with SOPs (standard operating procedures), safety policies, and warranties. The goal is to ensure that the communities under management are always in excellent and safe condition. Our communities offer a one-of-a-kind living experience and candidates for this role should be prepared to demonstrate excellent customer service skills as well as have the experience that encourages residents to "Love Where They Live." 

The incumbent will work alongside the Management Team and report to the Director of Property Management.

The Maintenance Supervisor should be available to work each day with extended hours during the company's annual Turn periods, as follows: 

  • June 17 to July 5

  • July 18 to August 2

  • August 15 to September 6

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Provides excellent customer service, while adhering to quality standards and health and safety regulations.

  • Supervises Maintenance Technicians ensuring they fulfill all job duties and responsibilities as outlined in their Offer Letters and have the tools/supplies needed to be successful.

  • Supervises Janitor and Groundskeepers ensuring they fulfill all job duties and responsibilities as outlined in their Offer Letters and have the tools/supplies needed to be successful. 

  • In conjunction with Director of Property Management and Human Resources, hires, trains and manages the daily schedules of direct reports, and documents employees' recognition/concerns on Performance Documentation Logs (PDL) and other personnel recordkeeping.

  • Uses company preferred software to schedule, track and assign work orders, tasks, and inspections.

  • Participates in Emergency On Call rotation.

  • Ensures the maintenance of curb appeal and overall aesthetic of each community.

  • Maintains calendars for each community showing routine preventive maintenance, required inspections, and deadlines for certifications and reporting.

  • Organizes and keeps inventory of furniture, tools, equipment, and supplies by community, and those used by Maintenance Technicians and Janitor and Groundskeepers.

  • Orders, tracks delivery, and ensures correct billing of materials and services necessary for projects and completing work orders.

  • Ensures tools and equipment are maintained and repaired; tracks company tools and equipment provided to employees.

  • Leads initiatives for vetting and coordinating vendors contracted for the maintenance and enhancement of communities to include: proposals, schedules, scopes of service, and securing documents for contracts, invoices, and payments.

  • Prepares reports for scheduled meetings with the Management Team, Director of Property Management, and/or Ownership.

COMPUTER EQUIPMENT & SOFTWARE SKILL REQUIREMENTS

  • Google Workspace (Gmail, Gcal, Google Docs, Google Sheets) 

  • Slack

  • Entrata (Property Management Software), is preferred.

MINIMUM REQUIRED QUALIFICATIONS & EXPERIENCE

  • Education: A high school diploma or general equivalency diploma (GED) is required. A degree from a vocational school is preferred.

  • Experience: At least 2 year of proven experience in a supervisory role in Maintenance, Facilities Management, Property Management, or similar role.

  • Professional Certifications: CMRP, HVAC, OSHA, are preferred.

ADDITIONAL REQUIREMENTS

  • Maintains a valid Driver’s License and reliable transportation

  • Has experience in either multi-family housing, hospitality or healthcare industry

  • Be available for after-hours emergencies

  • Be willing and open to developing expertise about our company and  communities.

  • Have excellent communication and interpersonal skills

  • Be able to multitask and manage competing priorities

PHYSICAL DEMANDS
The physical demands described represent those that must be met to successfully perform the essential functions of this job:

  • Lift, carry, or manipulate a minimum of 50 lbs unassisted.

  • Travel between company locations and throughout the local area.

  • Stand, walk, drive, sit, stoop, reach, bend, stretch and climb stairs during the entirety of the scheduled shift.

  • Operate a computer and have specific vision abilities, including close and distance vision, and adjust vision while working with a computer and other business equipment.
